In the ACT, stamp duty is called conveyance duty. Enter the price, whether you are buying to live in the property or invest, and whether it is your first home, and this calculator works out the duty and the government registration fees for the ACT.
The Home Buyer Concession Scheme is applied as a full exemption for first home buyers who will live in the home. This is a recent change, so read the rules and check the source below.

What the calculator applies in ACT.
- Conveyance duty is charged on the purchase price using the ACT’s residential scale. Investors and buyers who are not first home buyers pay it in full: there is no separate owner-occupier concession.
- Home Buyer Concession Scheme: from 1 July 2026, an eligible owner-occupier first home buyer pays no duty, with no dutiable value cap and no income test. Until 1 October 2025 the scheme was capped, at around $1.02 million, and income tested.
- Eligibility is not checked here. Buyers generally must not have owned property in the previous five years and must live in the home as their principal place of residence, generally within 12 months of settlement.
- The scheme is a recent, generous change to a long-running one. Check the ACT Revenue Office before relying on it.

- Mortgage registration: $184.
- Foreign buyer and absentee owner surcharges are not modelled.

How much is stamp duty in the ACT?
Standard conveyance duty is $20,040 on a $700,000 purchase and $36,950 on $1,000,000. Eligible first home buyers pay nothing under the Home Buyer Concession Scheme as modelled here, and everyone else pays standard duty. The table on this page shows common prices for each buyer.
Do first home buyers pay stamp duty in the ACT?
As modelled here, no. From 1 July 2026 the Home Buyer Concession Scheme gives an eligible owner-occupier first home buyer a full exemption, with no price cap and no income test, so duty on a $700,000 home is $0 instead of $20,040.
Who is eligible for the Home Buyer Concession Scheme?
Generally, buyers who have not owned property in the previous five years and who will live in the home as their principal place of residence, generally within 12 months of settlement. The calculator does not test eligibility, so confirm the current rules with the ACT Revenue Office.
Do investors get a concession in the ACT?
No. The scheme needs the home to be your principal place of residence, so an investor pays standard conveyance duty.
What registration fees do I pay in the ACT?
A transfer registration fee of $496 and, if you take a loan, a mortgage registration fee of $184. Conveyancing and inspections are extra, and the calculator adds them.
Does this include the foreign buyer duty surcharge?
No. Several states charge an additional duty on foreign and absentee buyers, and it is not modelled here. If it may apply to you, check with the state revenue office.
