What the calculator applies in NT.

  • Standard duty is charged on the purchase price using the NT’s residential scale. It applies to owner-occupiers, investors and first home buyers alike.
  • The First Home Owner Discount, worth up to $18,601 on homes under $650,000, ended on 30 June 2021 and was not replaced by a duty concession.
  • Separate cash grants, such as the HomeGrown Territory Grant and the FreshStart Grant, are not duty concessions and are not part of this calculator.

Government fees

  • Transfer registration and mortgage registration are $181 each at the Land Titles Office.
  • Foreign buyer and absentee owner surcharges are not modelled.

How much is stamp duty in the Northern Territory?

Standard duty is $29,700 on a $600,000 purchase and $39,600 on $800,000, and it is the same for owner-occupiers, investors and first home buyers as modelled here. The table on this page shows common prices.

Do first home buyers get a stamp duty concession in the NT?

Not as modelled here. The First Home Owner Discount ended on 30 June 2021 and there is no current duty concession, so first home buyers pay standard duty. Separate cash grants may be available, so check with the Territory Revenue Office.

What was the First Home Owner Discount?

A duty discount worth up to $18,601 on homes under $650,000. It ended on 30 June 2021 and was not replaced by another duty concession.

Are there grants for buying in the NT?

There are separate cash grants, such as the HomeGrown Territory Grant and the FreshStart Grant. They are not duty concessions and are not included here, so check their current conditions with the Territory Revenue Office.

What registration fees do I pay in the NT?

The Land Titles Office charges $181 to register a transfer and the same to register a mortgage. Conveyancing and inspections are extra, and the calculator adds them to give the total cost to buy.

Does this include the foreign buyer duty surcharge?

No. Several states charge an additional duty on foreign and absentee buyers, and it is not modelled here. If it may apply to you, check with the state revenue office.
