What the calculator applies in SA.

  • Standard duty is charged on the purchase price using South Australia’s residential scale. Investors and other owner-occupiers pay it in full: SA has no general owner-occupier concession.
  • Stamp duty relief for eligible first home buyers (contracts from 6 June 2024): a full exemption with no price cap and no phase-out, for a new home, an off-the-plan apartment, a house-and-land package or vacant land to build a first home.
  • An established, previously occupied home does not qualify. A first home buyer pays full duty on one.
  • The relief is for a home you will live in, so it does not apply to an investment purchase.

Government fees

  • Transfer and mortgage registration are $204 each in 2026–27. This figure is estimated, so confirm it with Land Services SA.
  • Foreign buyer and absentee owner surcharges are not modelled.

How much is stamp duty in South Australia?

Standard duty is $32,330 on a $700,000 purchase and $48,830 on $1,000,000. First home buyers of a new home or land pay nothing, and everyone else pays standard duty. The table on this page shows common prices for each buyer.

Do first home buyers pay stamp duty in South Australia?

On a new home, off-the-plan apartment, house-and-land package or vacant land, no, at any price. On an established home, yes: a first home buyer pays $32,330 on a $700,000 established home, the same as anyone else.

Is there a price cap on the SA first home buyer exemption?

Not in this calculator. For contracts from 6 June 2024 the exemption for new homes and land is full, with no cap and no phase-out.

Do investors get any stamp duty concession in SA?

No. The relief needs the property to be your home, so an investor pays standard duty.

What registration fees do I pay in South Australia?

A transfer registration fee and, if you take a loan, a mortgage registration fee, $204 each. Conveyancing and inspections are extra, and the calculator adds them to give the total cost to buy.

Does this include the foreign buyer duty surcharge?

No. Several states charge an additional duty on foreign and absentee buyers, and it is not modelled here. If it may apply to you, check with the state revenue office.
