VIC stamp duty calculator (land transfer duty).

In Victoria, stamp duty is officially called land transfer duty. Enter the price, whether you are buying to live in the property or invest, and whether it is your first home, and this calculator works out the duty and the government registration fees for Victoria.

Two concessions are built in: a first home buyer exemption up to $600,000 and a principal place of residence concession for other owner-occupiers. The rules and worked examples below show exactly what is applied.

What the calculator applies in VIC.

  • Standard duty is charged on the purchase price using Victoria’s residential scale. Investors pay it in full.
  • First home buyer duty exemption or concession: no duty up to $600,000, then a concession that phases out evenly to no benefit at $750,000. The same thresholds apply to new homes, established homes and vacant land.
  • Principal place of residence concession: an owner-occupier who is not receiving the first home concession pays a reduced rate on a home valued above $130,000 and up to $550,000. Above $550,000, standard duty.
  • Both concessions are for a home you will live in. Neither applies to an investment purchase.
  • A temporary concession for off-the-plan strata property is not modelled.

Government fees

  • Transfer of land: a base fee plus a value-based amount, $1,467.70 on a $700,000 purchase.
  • Mortgage registration: a flat $172.70.
  • These fees are derived from the published fee units, so confirm them against the Victorian land registry’s schedule.
  • Foreign buyer and absentee owner surcharges are not modelled.

How much is stamp duty in Victoria?

Standard duty is $37,070 on a $700,000 purchase and $55,000 on $1,000,000. Victoria calls it land transfer duty. First home buyers and other owner-occupiers may pay less, and investors pay standard duty. The table on this page shows common prices for each buyer.

Do first home buyers pay stamp duty in Victoria?

Not on a home up to $600,000, as modelled here. Between $600,000 and $750,000 the concession phases out, so at $700,000 a first home buyer pays $24,713 against $37,070 standard. Above $750,000 there is no first home saving.

What is the principal place of residence concession?

It is a reduced rate of duty for an owner-occupier buying a home valued above $130,000 and up to $550,000. It is available to any owner-occupier, not only first home buyers, but it stops above $550,000.

Do investors pay full stamp duty in Victoria?

Yes. In this calculator neither the first home nor the principal place of residence concession applies to an investment purchase, so an investor pays standard duty.

What registration fees do I pay in Victoria?

A transfer of land fee, $1,467.70 on a $700,000 purchase, and a mortgage registration fee of $172.70 if you take a loan. Conveyancing and inspections are extra. The calculator adds them all to give the total cost to buy.

Does this include the foreign buyer duty surcharge?

No. Several states charge an additional duty on foreign and absentee buyers, and it is not modelled here. If it may apply to you, check with the state revenue office.
