NSW stamp duty calculator (transfer duty).
In New South Wales, stamp duty is officially called transfer duty. Enter the price, whether you are buying to live in the property or invest, and whether it is your first home, and this calculator works out the duty and the government registration fees for NSW.
The First Home Buyers Assistance Scheme removes the duty on a home up to $800,000 and reduces it up to $1,000,000. The rules and worked examples below show exactly what is applied.

What the calculator applies in NSW.
- Standard duty is charged on the purchase price using NSW’s residential scale. Investors pay it in full.
- First Home Buyers Assistance Scheme (from 1 July 2023): no duty on a home up to $800,000. Between $800,000 and $1,000,000 the duty rises evenly from nil to the full standard amount. Above $1,000,000, standard duty.
- Vacant land to build a first home: no duty up to $350,000, rising evenly to full duty at $450,000.
- New and established homes share the same thresholds.
- The scheme is for a home you will live in, so it does not apply to an investment purchase. NSW has no general owner-occupier concession outside the scheme, so a buyer who is not a first home buyer pays standard duty.
- The First Home Buyer Choice option (an annual property tax instead of duty) closed to new applicants on 1 July 2023 and is not modelled.
Government fees
- Transfer registration and mortgage registration are $182.73 each, including GST, from 1 July 2026.
- Foreign buyer and absentee owner surcharges are not modelled.

How much is stamp duty in NSW?
Standard duty is $25,687 on a $700,000 purchase and $39,187 on $1,000,000. NSW calls it transfer duty. First home buyers may pay much less under the First Home Buyers Assistance Scheme, and investors pay standard duty. The table on this page shows common prices for each buyer.
Do first home buyers pay stamp duty in NSW?
Not on a home up to $800,000, as modelled here. Between $800,000 and $1,000,000 they pay a reduced amount, and above $1,000,000 they pay standard duty.
What happens to duty between $800,000 and $1,000,000?
It rises evenly from nothing at $800,000 to the full standard duty at $1,000,000. At $900,000, the midpoint, a first home buyer pays $17,344, about half of the standard $34,687.
Do owner-occupiers who are not first home buyers get a concession?
Not in this calculator. NSW has no general owner-occupier concession outside the first home scheme, so they pay standard duty, the same as an investor.
What registration fees do I pay in NSW?
A transfer registration fee and, if you take a loan, a mortgage registration fee, $182.73 each from 1 July 2026. Conveyancing and inspections are extra, and the calculator adds them to give the total cost to buy.
Does this include the foreign buyer duty surcharge?
No. Several states charge an additional duty on foreign and absentee buyers, and it is not modelled here. If it may apply to you, check with the state revenue office.
