Buying property in Western Australia? The state charges transfer duty, usually called stamp duty, on the purchase price. Enter the price, say whether you are buying to live in it or to invest, and whether it is your first home, and this calculator works out the duty and the government registration fees for WA.
For first home buyers, the First Home Owner Rate means, as modelled here, no duty on a home up to $600,000. The rules and worked examples below show exactly what is applied.

What the calculator applies in WA.
- Standard duty is charged on the purchase price using WA’s residential scale. Investors pay it in full.
- First Home Owner Rate (first home buyers who will live in the home): no duty on a home up to $600,000. Between $600,000 and $800,000, duty is $16.15 for every $100, or part of $100, over $600,000. Above $800,000, standard duty applies in full, with no partial benefit.
- New and established homes share the same first home thresholds.
- Vacant land for a first home: no duty up to $450,000. Between $450,000 and $550,000, duty is $20.14 per $100, or part, over $450,000. Above that, standard duty.
- Other owner-occupiers: a concessional rate applies only to values up to $200,000. Above that, standard duty applies.
- No concession applies to an investment purchase.
Government fees
- Transfer registration fee (Landgate): a sliding scale by value. It is $318.65 on a $500,000 purchase and $422.62 on $1,000,000.
- Mortgage registration fee: a flat $225.10.
- The transfer fee scale is projected from the last fully published schedule, so confirm it with Landgate’s fee calculator.
- Foreign buyer and absentee owner surcharges are not modelled.

How much is stamp duty in WA?
Western Australia calls it transfer duty. Standard duty is $22,515 on a $600,000 purchase and $32,316 on $800,000. First home buyers may pay much less under the First Home Owner Rate, and investors pay standard duty. The table on this page shows common prices for each buyer.
Do first home buyers pay stamp duty in WA?
Not on a home up to $600,000, as modelled here. From there to $800,000 the duty is $16.15 per $100 over $600,000, so a $700,000 home costs $16,150 in duty. Above $800,000 you pay standard duty in full.
Is there a stamp duty concession for vacant land in WA?
For a first home buyer, yes. There is no duty on vacant land up to $450,000, then $20.14 per $100 over that up to $550,000. Above $550,000, standard duty applies.
Do owner-occupiers who are not first home buyers pay less duty?
Only on low values. The general owner-occupier concessional rate applies to values up to $200,000, so at typical prices a buyer who is not a first home buyer pays standard duty.
What other government fees apply when buying in WA?
Landgate charges a transfer registration fee, $360.24 on a $700,000 purchase, and a mortgage registration fee of $225.10 if you take a loan. Conveyancing and inspections are extra. The calculator adds all of these to give the total cost to buy.
Does this include the foreign buyer duty surcharge?
No. Several states charge an additional duty on foreign and absentee buyers, and it is not modelled here. If it may apply to you, check with the state revenue office.
