QLD stamp duty calculator (transfer duty).
In Queensland, stamp duty is officially called transfer duty. Enter the price, the type of property, whether you are buying to live in it or invest, and whether it is your first home, and this calculator works out the duty and the government registration fees for Queensland.
Queensland stacks two concessions: a home concession for any owner-occupier, and extra first home concessions that differ for established homes, new homes and vacant land. The rules and worked examples below show exactly what is applied.

What the calculator applies in QLD.
- Standard duty is charged on the purchase price using Queensland’s residential scale. Investors pay it in full.
- Home concession: an owner-occupier buying a home to live in pays a concessional rate of duty, whether or not it is their first home. It has its own rate scale and no price cap.
- First home, established home: no duty up to $700,000, then a reducing concession up to $800,000. From $800,000 the home concession rate applies.
- First home, new home: no duty at any price (agreements from 1 May 2025).
- First home, vacant land: no duty at any price (agreements from 1 May 2025). The general home concession does not apply to vacant land, so a buyer who is not a first home buyer pays standard duty on land.
- No concession applies to an investment purchase.
Government fees
- Transfer registration fee: it rises with the price, $1,737.96 on a $500,000 purchase and $4,065.96 on $1,000,000 (Titles Queensland, 2026–27).
- Mortgage registration fee: $248.04. This one is inferred from the published schedule, so confirm it with Titles Queensland.
- Foreign buyer and absentee owner surcharges are not modelled.

How much is stamp duty in Queensland?
Standard duty is $24,525 on a $700,000 purchase and $38,025 on $1,000,000. Queensland calls it transfer duty. Owner-occupiers and first home buyers pay less under the concessions, and investors pay standard duty. The table on this page shows common prices for each buyer.
Do first home buyers pay stamp duty in Queensland?
It depends on the property. On an established home there is no duty up to $700,000. On a new home or vacant land there is none at any price. So a first home buyer pays $0 on a $700,000 established home and $26,350 on a $900,000 one, but nothing on a new home at either price.
What is the Queensland home concession?
It is a lower rate of duty for any owner-occupier buying a home to live in, first home or not. On a $700,000 established home it brings duty to $17,350 against $24,525 standard.
Is the first home concession the same for vacant land?
For a first home buyer, vacant land gets a full exemption at any price. For anyone else the home concession does not apply to vacant land, so they pay standard duty.
What registration fees do I pay in Queensland?
A transfer registration fee, $2,669.16 on a $700,000 purchase, and a mortgage registration fee of $248.04 if you take a loan. Conveyancing and inspections are extra, and the calculator adds them.
Does this include the foreign buyer duty surcharge?
No. Several states charge an additional duty on foreign and absentee buyers, and it is not modelled here. If it may apply to you, check with the state revenue office.
