What the calculator applies in TAS.

  • Standard duty is charged on the purchase price using Tasmania’s residential scale. It applies to owner-occupiers, investors and first home buyers alike.
  • The first home buyers of established homes duty relief, a full exemption up to $750,000, applied to settlements from 18 February 2024 to 30 June 2026. It does not apply to settlements after that date, even under an earlier contract, and it was not extended. There has never been an equivalent for new homes or vacant land.
  • A separate First Home Owner Grant, a cash payment and not a duty concession, may apply to new builds. It is not part of this calculator.

  • Transfer registration: $256.76.
  • Mortgage registration: $167.58.
  • Foreign buyer and absentee owner surcharges are not modelled.

How much is stamp duty in Tasmania?

Standard duty is $22,498 on a $600,000 purchase and $31,185 on $800,000, and it is the same for owner-occupiers, investors and first home buyers as modelled here. The table on this page shows common prices.

Do first home buyers get a stamp duty concession in Tasmania?

Not currently, as modelled here. The relief for first home buyers of established homes ended for settlements after 30 June 2026 and was not extended, so first home buyers pay standard duty. Check the State Revenue Office for any change.

What was the first home buyer duty relief in Tasmania?

For settlements between 18 February 2024 and 30 June 2026, first home buyers of established homes could get a full exemption on homes up to $750,000. It did not extend to settlements after 30 June 2026, even where the contract was signed earlier.

Is there a first home grant in Tasmania?

A First Home Owner Grant may be available for new builds. It is a cash payment, not a duty concession, and it is not part of this calculator, so check the State Revenue Office for the current amount and conditions.

What registration fees do I pay in Tasmania?

A transfer registration fee of $256.76 and, if you take a loan, a mortgage registration fee of $167.58. Conveyancing and inspections are extra, and the calculator adds them.

Does this include the foreign buyer duty surcharge?

No. Several states charge an additional duty on foreign and absentee buyers, and it is not modelled here. If it may apply to you, check with the state revenue office.
